We are the leading provider of commercial appraisal services to a wide range of property types including industrial, retail, office, multi-family, accommodation, and residential development land projects. We complete commercial appraisals across the entirety of the East, West, and Boundary regions of the Kootenays and work closely with the region’s financial institutions.

All of our reports are completed by Appraisal Institute of Canada designated appraisers and the appraisals meet the Canadian Uniform Standards of Professional Appraisal Practice. Our reports are completed in a narrative format with an emphasis on quality and turn-around times. Below we have outlined the pathway that a typical assignment takes.

MARKET VALUATION

An opinion of current market value taking into consideration the property’s highest and best use.

An opinion of the replacement cost of the insured improvements.

Our multi-office, multi-team approach ensures that the local nuances and trends are identified within our reports. It further ensures that our reports are developed within the context of the particular property and local economy.

OUR PROCESS

Due to the evolving COVID-19 situation and with the intention of keeping our staff and clients safe, Keystone will be modifying our appraisal methodology to avoid the interior inspection of occupied homes and commercial buildings. Until further notice the appraiser will complete the assignment using a combination of exterior inspection, exterior measurement, owner-provided photographs, and owner-signed property disclosure forms. The appraisal report will include extraordinary assumptions to this effect.

We would recommend that our clients discuss this approach with the intended users of the report and confirm that they will accept an appraised value based upon this methodology.
